CAT A and Cat B Distribution Warehousing

Milford House Bathroom refurbishment, building surveying services

Kirkham Board were asked by Exeter based Space (Exeter commercial property advisers) to assist in the design and project management of the refurbishment of Maltravers House, Yeovil. Maltravers House is a 14,000sq ft 1960's office block close to the centre of Yeovil. The Client, Old Mill Accountants, wanted to move into three of the floors in the building. Kirkham Board assisted by preparing various scheme options, as well as tendering, managing, and over seeing the CAT B fit out works on site. The project has been a resounding success and is key to Old Mill's future business plan.

Following the success of Old Mill's move to new premises in Yeovil, Kirkham Board were asked by Exeter based Space (Exeter commercial property advisers) to adopt the same principles in respect of Old Mill's new offices in Wells. The Wells office is a brand new carbon friendly building constructed by a local Contractor. Kirkham Board again assisted by preparing various scheme options, as well as tendering, managing, and over seeing the CAT B fit out works on site; whilst also keeping a watching brief on the CAT A works as they progressed.

Kirkham Board acted as 'Employers Representative' on the shell works, negotiating the shell specification, and providing input into the Agreement to Lease, as well as monitoring the works on-site on behalf of the Client, and agreeing the cost and extent of CAT A enhancements. Kirkham Board then went on to negotiate the cost and scope of the CAT B works with the CAT A Contractor so that the CAT B works commenced immediately upon completion of the CAT A works - thus avoiding abortive CAT A works and minimising delays to the Client moving in to the premises.

Kirkham Board's role was 'Clients Agent' for South Devon HealthCare Foundation Trust, who took out a 15 year lease on a new building being constructed by a Developer. Kirkham Board negotiated and agreed the Development Agreement before acting as The Trusts' Agent during the course of the project, ensuring that the Trusts' requirements were met and that the building was constructed to the highest quality, on-time, and within budget. In 2007 Regents House was awarded "The Best Commercial Building" in the LABC South West Regional LABC Built in Excellence Awards.

Kirkham Board acted as 'Employers Representative' on the refurbishment of Argal House for PKF Francis Clark who now enjoy sole occupancy of the building comprising 18,000 sq. ft. of space over two floors, almost double the area they previously occupied. We managed and oversaw all aspects of the works, including CAT A and Cat B works. The interiors and spaces have been designed to encourage collaborative and creative working. The materials reflect the Devon landscape: glass, timber and slate and its colour scheme include bright modern colours with a variety of textures and patterns running through both decorations and furnishing, with artwork by a local artist.
